Permanent residency

How residency through property works

Cyprus grants permanent residence to non-EU citizens who invest in a new home and have a secure income from abroad. One application covers the whole family, and the permit has no expiry date.

€300,000

Minimum investment

Plus VAT, in one or two new homes bought directly from a developer. Off-plan qualifies.

€50,000

Annual income from abroad

Plus €15,000 for a spouse and €10,000 for each dependent child. Pensions, dividends and rent count.

1 visit

Every two years

No minimum stay. Live where you like and spend as much time on the island as suits you.

Family

Included in one permit

Your spouse and children under 18, and dependent students up to 25.

Permanent

No expiry date

Keep your health insurance and your investment in place and confirm this once a year. It is residency, not citizenship.

3–6

Months to approval

What we plan with in practice once the purchase is paid and the documents are complete.

General information, last checked October 2026, not legal advice. The rules are set by the Cyprus Ministry of the Interior and can change. Every application is prepared by a licensed Cyprus lawyer. Read our full residency guide →

About us

Daniel & Lily

Daniel Airich

In 2018 we were both running on empty. We were building a house and starting our own business, and we were only functioning. A spontaneous trip to Cyprus was supposed to be one quiet week by the sea. The island never let go of us.

We know the questions that matter when you move your life to another country, because we had to answer them ourselves. From your first question to your last, you have one personal contact.

Lily Airich

In the middle of the pandemic we set a date and left on one-way tickets, despite every doubt. Cyprus has now been our home for almost five years.

Our own move grew into a vetted network of partners for legal matters, tax, property, insurance and healthcare, and a team that has grown with us.

We know the questions that matter when you move your life to another country, because we had to answer them ourselves. From your first question to your last, you have one personal contact.

Frequently asked questions

Can I buy property in Cyprus as a non-EU citizen?
Yes. Non-EU buyers need a permit from the Council of Ministers, which your lawyer applies for. It is a routine step that usually takes one to two months. The usual limit is one home on a plot of up to 4,000 m², or up to two units.
Does permanent residency give me Cypriot citizenship?
No. Permanent residency lets you and your family live in Cyprus without an expiry date. Citizenship is a separate naturalisation process with its own requirements, including years of actual residence.
Do I have to live in Cyprus to keep the permit?
No. There is no minimum stay. You need to visit Cyprus at least once every two years, keep your health insurance in force and keep your investment.
Who in my family is included?
Your spouse and your children under 18 are included in the same application. Unmarried children aged 18 to 25 who study abroad and are financially dependent can also apply. The required income increases by €15,000 for a spouse and €10,000 for each dependent child.
Can I work in Cyprus with this permit?
The permit is designed for people with their own income from abroad. You and your spouse may not take up employment in Cyprus, but you may own shares in Cyprus companies and receive dividends.
Does residency make me tax resident in Cyprus?
Not automatically. Residency and tax residency are separate. Many people become tax resident through the 60 day rule: at least 60 days a year in Cyprus, no more than 183 days in any other single country, a home in Cyprus and a business, job or company office here. Our guide explains the details.
Does off-plan property qualify?
Yes. What counts is a first sale from a developer, a contract lodged with the Land Registry and at least €300,000 (plus VAT) paid from abroad. The completion date does not matter.
What does buying cost on top of the price?
New builds carry VAT, usually 19%. When VAT is paid, no transfer fees are charged, and stamp duty on property contracts was abolished in 2026. Add legal fees and small Land Registry fees. Our guide on buying property explains the details.
I am an EU citizen. Can you help me too?
Of course. As an EU citizen you can buy property in Cyprus without a special permit and register your residence after you arrive. We help you find the right home and area, connect you with an independent lawyer, and support you with the registration and the first weeks on the island.
What does your support cost?
Every situation is different, so there is no flat fee. After a first conversation we put together a personal offer that fits what you need.
